2026 – Exciting Times in Sotogrande

Celebrating 27 Years in Sotogrande
Another year clocked up as this month we celebrate 27 years in our office in Pueblo Nuevo. Like all businesses, we have had our ups and downs (don’t remind me of 2009 – 2015, great recessions and all that) but this last year has witnessed some extraordinary activity in Sotogrande which is having a positive effect across all elements of Sotogrande life.
A Landmark Year for the Property Market
Where do we start? As estate agents, probably the most significant development has been that property prices have risen beyond the €20m barrier with the sensational 4000m2 NIWA being sold off plan for around €22.5m on a 10,000m2 plot in The Seven. Building has started and it’s going to be a quite sensational property with the most incredible views possible; it will surely be one of the most iconic properties along the whole Mediterranean coastline.

Staying on property, the market is in stable mode but with a sudden almost unnoticed change from a buyer’s market to a seller’s market. The Kings and Queens area of Sotogrande Costa has almost no supply and if properties do come up for sale you will get little change from €6m – either buying an existing house in perfect condition, of which there are very few anyway, or buying an old house, knocking it down and building a new one. If you wanted to be front line to Real Sotogrande golf course, this figure rises to €10m.
At the other end of the spectrum apartments are also hard to come by and get snapped almost as soon as they come on the market. Prices have virtually doubled for apartments in the Sotogrande Marina – €300,000 becoming €600,000 in less than 5 years purely on the back of the supply and demand equation.
New Development and Future Supply

A glance at the number of cranes in La Reserva indicate a clear increase in new construction with more to come as 12 out of 15 plots have now been sold in The I5 – it is encouraging to know that we have definitely outdone our rivals with the number of plots we have sold there.
New product, now that Village Verde is virtually sold out, will come in the new developments in La Reserva and interestingly at the entrance to Torreguadiaro overlooking the sea and really close to the beach. Apart from luxury villas and townhouses, there will be a 5star hotel on this superb site. Torreguadiaro will become ever more fun and lively and will certainly be smartened up as further shops, restaurants and tapas bars open up.
Hotels, Dining and Social Life
In August the fabulous MIM Hotel in the Marina opened. Real quality has come to the Marina both in the comfort and service in the hotel itself and in its restaurant called Hincha. However, the jewel in the crown for me is the roof top bar which is super comfortable with a wonderful view over the Marina and then across to Morocco – it is particularly spectacular at night and the price of drinks won’t knock you for six either. 
Plaza Blanca: A New Hub for Sotogrande
Then in the heart of Sotogrande, Plaza Blanca has opened opposite Paniagua. Great vision has created something truly special as Plaza Blanca becomes a new Sotogrande hub. There is a super new restaurant of the highest quality, a sports bar, an Italian delicatessen, a Swedish restaurant which offers just one different dish of the day every day of the week, a bread shop, a gym and a number of different clothes shops.
Offices on the second floor bring constant activity so there are always people around, year in year out. This is a terrific addition to Sotogrande.
Sport, Hospitality and Regional Growth
Just down the road in La Hacienda de La Alcaidesa, there is a new Fairmont Hotel in one of the great locations almost on top of the sea and its 5star rating is clear to see and experience. La Alcaidesa is no longer such an obvious poorer cousin to Sotogrande particularly as it is also home to an excellent golf course – The Hacienda Links.
Staying on sport, it was also announced in 2025 that there will be a brand new state of the art tennis centre on the site of the old stables. This will include indoor courts and stadium courts for tennis and padel. Exciting news indeed, adding yet more to Sotogrande´s reputation as unmatched all round sports destination.
Looking Ahead to 2026
So we enter 2026 in great spirits, happy and enthusiastic about what lies ahead of us in this magnificent destination that Sotogrande continues to be.
